Michigan property tax benefits for veterans

  • Full property tax exemption on your home (MCL 211.7b) for honorably discharged veterans rated 100% permanently and totally disabled, rated individually unemployable, or approved for VA specially adapted housing.
  • An unremarried surviving spouse of an eligible veteran can keep the exemption.
  • File Form 5107 with your local assessor between January 1 and December 31. Since 2025, an approved exemption stays in place without refiling each year.
  • Veterans and surviving spouses may also qualify for Michigan's homestead property tax credit through their state income tax return.

Buying in Michigan with a VA loan

  • Michigan uses the VA's Midwest residual income table, which matches the South table for loans of $80,000 or more.
  • Older homes are common. The VA appraisal checks heating, roof and safety items, so we help you plan for repairs early.
  • MSHDA's MI Home Loan program can be used with VA financing through participating lenders. Ask us whether it fits your situation.
