Georgia property tax benefits for veterans

  • Disabled veteran homestead exemption for qualifying disabled veterans (O.C.G.A. 48-5-48), generally those rated 100%, rated individually unemployable, or with certain loss-of-use disabilities. The amount is tied to the federal adapted-housing grant and indexed each year; it is roughly $126,500 for 2026.
  • The exemption can carry over to an unremarried surviving spouse or minor children who live in the home.
  • Unremarried surviving spouses of service members killed in war or armed conflict have their own homestead exemption.

Apply with your county tax commissioner or tax assessor. Ownership is counted as of January 1, and most counties set an April 1 deadline.

Buying in Georgia with a VA loan

  • Georgia does not tax VA disability compensation, which can help your residual income.
  • Georgia's housing agency (DCA's Georgia Dream) offers programs for military buyers that can sometimes be layered with VA financing through participating lenders. Ask us which options fit.

Which VA office handles Georgia?

Georgia is served by the VA's Atlanta Regional Loan Center, which also covers North Carolina, South Carolina and Tennessee.

Is Fort Benning called Fort Moore now?

No. It was renamed Fort Moore in 2023 and returned to the name Fort Benning in 2025. Fort Gordon likewise returned to its name after being Fort Eisenhower.

Do disabled veterans get a property tax break in Georgia?

Yes. Qualifying disabled veterans can receive a large homestead exemption, about $126,500 in 2026, applied through the county tax office.
