Property types
The VA loan covers more types of homes than many buyers realize. The common thread: it must be your primary residence and meet the VA's Minimum Property Requirements.

Buying a condo with a VA loan
Condo projects must be approved by the VA. Your loan officer can check the VA's list of approved projects early, before you fall in love with a unit. If a project isn't approved, it can sometimes be submitted for approval with the association's documents, but that takes time, so build it into your contract.
Duplexes, triplexes and fourplexes
You can buy a property with up to four units if you live in one of them. Rental income from the other units may help you qualify, and lenders typically look for landlord experience or cash reserves when they count it. It's a popular way for veterans to start building wealth.
New construction and manufactured homes
VA loans can be used to buy a newly built home. The builder and home need to meet VA requirements, so ask your builder early whether they work with VA buyers. Manufactured homes are eligible when they're permanently affixed to a foundation and titled as real property, and they must meet the same property standards as any VA home.
