Occupancy

The VA home loan is for a home you'll live in. Every VA borrower certifies they intend to occupy the home as their primary residence. The rules are more flexible than many people expect, especially for service members.

When you need to move in

Lenders generally expect you to move in within about 60 days of closing. Later dates can be allowed in specific situations, for example when you're retiring or separating soon or a home needs work before you can live in it, if you can show a specific date when you'll move in. Talk with your loan officer up front if your timing is unusual.

Deployment, spouses and dependents

Service members often can't move in right away. If you're on active duty and deployed or stationed elsewhere, your spouse can meet the occupancy requirement by living in the home. In some cases a dependent child can also satisfy it. That lets military families buy near a new duty station or close to family while the service member is away.

Refinances and renting the home later

  • VA cash-out refinance: the home must be your primary residence.
  • VA IRRRL: you only need to certify that you lived there before, so you can streamline a former home you now rent.
  • Renting it out later: the VA doesn't set a fixed minimum time, but you must have genuinely intended to live there when you closed. After you move, you can keep the home as a rental and may be able to buy again with remaining entitlement.

Can I buy a VA home while deployed?

Yes. Your spouse can meet the occupancy requirement by living in the home while you're deployed.

Can I rent out my VA home?

Yes, after living in it. The VA doesn't set a fixed minimum, but you must have intended to occupy it as your primary residence when you closed.

Do I have to live in the home to do a VA IRRRL?

No. You only need to certify that you lived there previously.

Can I use a VA loan for a vacation home?

No. VA loans are for a primary residence.
