Entitlement
Entitlement is the part of your VA benefit that tells a lender how much the VA will guarantee. It's why VA loans can be made without mortgage insurance. Understanding it matters most when you're buying a second home with a VA loan or have used the benefit before.
Full vs. remaining entitlement
If you've never used your benefit, or your entitlement has been restored, you have full entitlement, and since 2020 there's no VA loan limit. Your budget and the lender's guidelines set the ceiling.
If you still have a VA loan you're keeping, you have remaining entitlement. Lenders use your county's conforming loan limit to calculate how much the VA will guarantee on the new loan. If the new loan is larger than that guaranty covers, lenders typically need additional funds to make up the difference.
Having two VA loans
A common example: a service member PCSes, keeps the first home as a rental and buys at the new duty station. With enough remaining entitlement, both can be VA loans. Our entitlement estimator gives a rough picture, and your COE shows the exact numbers.
Getting your entitlement back
- Sell and pay off: when the home is sold and the VA loan is paid off, you can request restoration.
- One-time restoration: if you pay off the loan but keep the home, you can restore entitlement one time.
- Assumption with substitution: if a qualified veteran assumes your loan and substitutes their entitlement, yours can be restored. See assumable VA loans.

Is there a VA loan limit?
Not with full entitlement. Limits apply only when part of your entitlement is tied up in another VA loan.
Can I have two VA loans at once?
Yes, if you have enough remaining entitlement and meet occupancy for the new home.
How do I restore my VA entitlement?
Sell the home and pay off the loan, use the one-time restoration if you keep the home, or have a qualified veteran assume the loan and substitute entitlement.
Where can I see my entitlement?
On your Certificate of Eligibility. A loan officer can pull it for you.
Does a VA IRRRL use more entitlement?
No. The entitlement moves from the old loan to the new one.
