Property taxes are part of your monthly mortgage payment, so a veteran property tax exemption can make a real difference in what you can afford. Every state handles it differently. Here's a quick comparison for the six states where FLO Mortgage is licensed.

How exemptions affect your VA loan
Lower property taxes mean a lower monthly payment, which can help your debt-to-income ratio and residual income. Keep in mind that a new exemption usually starts after you buy and apply, so your first year's escrow may be based on the full tax. Your loan officer can show you both scenarios.

Do disabled veterans pay property taxes in Florida?
Veterans with a service-connected, total and permanent disability can receive a total exemption on their homestead in Florida. Other veterans may qualify for partial benefits.
Does the exemption transfer to a surviving spouse?
In many states, yes, for an unremarried surviving spouse who keeps living in the home. Rules vary by state.
When can I apply for a veteran property tax exemption?
Usually after you buy, with your county or local tax office, by that state's deadline. Bring your VA disability letter.
Will the exemption lower my mortgage payment?
Yes. Property taxes are part of your escrow payment, so a lower tax bill lowers the payment once the exemption takes effect.
Are these the same as the VA funding fee exemption?
No. Property tax exemptions are state and local benefits. The funding fee exemption is a separate VA benefit.
