Are these VA calculators accurate?
They use the current VA funding fee schedule, the VA residual income table for loans of $80,000 or more in the South and Midwest regions, and the standard entitlement formula. They're estimates for planning. Your loan officer confirms the exact numbers from your Certificate of Eligibility and loan file.
Does using these tools affect my credit?
No. The tools run in your browser. Nothing is sent to us and no credit is pulled.
What region are FLO Mortgage's states in for residual income?
Florida, Georgia, North Carolina, Tennessee and Texas are in the VA's South region, and Michigan is in the Midwest region. For loans of $80,000 or more, both regions use the same minimums.
Can I get a VA loan if I don't pass the residual income check here?
Possibly. The real calculation uses your actual taxes, debts and property details, and a different price range or paying off a debt can change the result. Talk to a loan officer before ruling yourself out.
