How to Write a Home Listing That Gets Buyers to Click

Long before a buyer walks through your front door, they meet your home online. In a few seconds of scrolling, they decide whether to keep looking or move on. A thoughtful listing makes sure your home shows up in the right searches and gives people a reason to book a tour.

Nail the Details Buyers Filter By

Most home searches start with filters. If your listing is missing basic facts, or gets them wrong, it may never appear in front of the buyers who would love it. Make sure these are complete and accurate:

  • Bedrooms and bathrooms: List full baths and half baths separately so buyers know exactly what they are getting.
  • Square footage: Be clear about finished living area versus unfinished space like a basement, attic or bonus room that is not yet built out.
  • Levels: Note whether the home is single-story, two-story or a split-level. If the layout is unusual, explain it briefly so it makes sense on paper.
  • Lot size and garage: These are common filters too, especially for buyers with vehicles, boats or big yard plans.

Double-check numbers against your records or appraisal. Overstating size can backfire when an appraiser or buyer’s agent measures.

Tell the Story of How the Home Has Been Cared For

Buyers worry about hidden costs. Recent big-ticket work can ease that concern and set your home apart from similar listings. Call out projects such as:

  • A newer roof, along with its approximate age
  • Replaced windows or impact-rated doors
  • An updated HVAC system or water heater
  • Kitchen and bath remodels, new flooring or fresh paint
  • Electrical or plumbing upgrades

Specifics are more convincing than vague phrases. “Roof replaced recently with transferable warranty” tells a buyer far more than “well maintained.” Keep receipts and warranty paperwork handy so your agent can share them with interested buyers.

Show Off the Lifestyle, Inside and Out

Once the basics are covered, help buyers picture daily life in the home. Outdoor space is a big draw for many people: families want room for kids to play, pet owners want a fenced yard and others dream of morning coffee on a screened porch or evenings by a fire pit.

Mention extras that make your home special, like a pool, a workshop, a home office, a game room, a gazebo or an outdoor kitchen. Nearby perks matter too, such as parks, trails, a short drive to the beach or a quiet cul-de-sac location. Just keep descriptions honest. Buyers will see the home in person, and overselling leads to disappointment.

Invest in Great Photos

If there is one place not to cut corners, it is the photos. Many buyers will scroll right past a listing with few or poor-quality pictures. Professional photographers know how to use lighting, angles and wide lenses to show rooms accurately and attractively.

Before the shoot, declutter, open the blinds, turn on every light and tidy the yard. Include images of the exterior, main living spaces, kitchen, primary suite, bathrooms and outdoor areas. A floor plan or video tour can be a helpful bonus, especially for out-of-town buyers who may not be able to visit right away.
