Warm-Weather Home Maintenance Checklist for Homeowners

Warm weather is when your home works hardest. Air conditioners run for hours, storms test the roof and gutters and outdoor spaces get heavy use. A little attention now can prevent breakdowns, lower energy bills and protect the value of your home.

Keep Your Cooling System Healthy

Your AC is likely your most important appliance during the hot months. To keep it running efficiently:

  • Replace or clean filters regularly, often every one to three months depending on the filter and your household.
  • Schedule a professional tune-up, ideally before the hottest weather arrives.
  • Clear leaves, grass and debris from around the outdoor unit.
  • Make sure the condensate drain line is flowing freely to avoid leaks.

Seal Out the Heat

Gaps around windows and doors let cool air escape and hot, humid air in. Walk around your home and look for cracked caulk or worn weatherstripping, then replace what is damaged. It is an inexpensive project that can make rooms more comfortable and ease the load on your AC.

Protect Against Water Damage

Summer storms can drop a lot of rain quickly. Clogged gutters may cause water to spill over and collect near your foundation or back up under roof edges. Clean gutters and downspouts, make sure water drains away from the house and look for loose shingles or damaged flashing after big storms. In storm-prone areas, this is also a good time to review your insurance coverage and keep important documents in a safe place.

Refresh Outdoor Spaces

  1. Power wash decks, patios and walkways.
  2. Check railings, steps and boards for rot or loose fasteners.
  3. Inspect grills, hoses and outdoor outlets before heavy use.
  4. Trim trees and shrubs away from the roof and siding.

Keep an eye on humidity indoors as well. Running bathroom and kitchen exhaust fans, using a dehumidifier in damp areas and fixing any leaks quickly can help prevent mold and musty odors during muggy months.

Check Safety Devices

Test smoke and carbon monoxide detectors and replace batteries as needed. Confirm fire extinguishers are charged and easy to reach. It only takes a few minutes and adds peace of mind.

Prepare Before You Travel

If you leave town during the warmer months, set your thermostat to a reasonable level rather than turning the AC off entirely, which can let heat and humidity build up inside. Consider shutting off the main water supply and asking a neighbor to check on the house after storms.

Plan for Bigger Projects

Most of these tasks fit into a weekend or two. If your checklist uncovers larger needs, like an aging AC system, new windows or roof work, it may make sense to plan and budget for them now. Some homeowners use their equity to fund improvements through a HELOC or a refinance, depending on their situation.
