A spotless home signals that it has been well cared for. Go beyond a routine tidy-up:

  • Scrub kitchens and bathrooms until they shine, including grout, fixtures and inside appliances.
  • Wash windows inside and out to let in as much light as possible.
  • Clean carpets and touch up scuffed walls and baseboards.
  • Remove pet odors and freshen air with open windows rather than heavy fragrances.

Arrange for space and flow

Remove extra furniture so rooms feel open and easy to walk through. Arrange seating to highlight focal points like a fireplace or a window view. Polish the exterior

First impressions start at the curb and in the listing photos. Mow and edge the lawn, trim shrubs, add fresh mulch, clean the front door and put a few potted plants by the entry. Make sure the house numbers are easy to read and outdoor lights work.

Ask your agent for a comparative market analysis showing what similar nearby homes have sold for recently, and discuss how your home compares in condition and features. Also think about timing. Listing when your home looks its best, such as when the yard is green and the repairs are done, helps you make the strongest first impression in the days when buyer interest is usually highest.

Paperwork and Practical Details

While the house gets ready, gather documents your agent may need, such as recent utility bills, warranty information, HOA details, permits for past renovations and records of major repairs. Having them on hand can answer buyer questions quickly and keep things moving once you have an offer.
