Days on market

How long homes sit before going under contract is another useful clue. If homes that used to sell in a weekend are now lingering for weeks, the market may be cooling. If the opposite is happening, competition is likely heating up.

Offer activity and pricing

In a hot market, multiple offers, bidding wars and sales above asking price are common. Buyers may waive contingencies or offer quick closings to stand out. As conditions shift toward buyers, you tend to see fewer offers per home, more price reductions, sales closer to or below list price and sellers offering concessions like help with closing costs.

Interest rate environment

Mortgage rates influence how much buyers can afford, which affects demand. When borrowing costs fall, more buyers tend to jump in. When they rise, some buyers pause. Rates are only one piece of the puzzle, but they often explain why activity changes.

New listings versus pending sales

Another helpful comparison is how many new listings come on the market each month versus how many homes go under contract. If new listings consistently outpace pending sales, supply is building. If pending sales keep up or outrun new listings, demand is still strong. Your agent can usually pull these numbers in a few minutes.

Real estate is local down to the street. A coastal town, a fast-growing suburb and a rural county can all behave differently at the same time. Even within one city, starter homes might be in high demand while luxury listings sit.
