Your HELOC rate options

Your rate and line amount depend on your credit, your home's value, how much you want to borrow and whether the home is your primary residence, second home or investment property. Checking your rate uses a soft credit inquiry, so it won't affect your credit score. You'll see your personal rate and line amount in minutes.

What moves a HELOC rate?

Most HELOC rates are variable. A variable rate follows an index, such as the prime rate, plus a margin set by the lender. Your credit, how much of your home's value you borrow against and how you use the home all shape that margin.

Some plans let you lock part of your balance at a fixed rate. Before you accept, your offer shows the rate type, the index and margin for a variable rate, and any limits on how far the rate can move.

You won't find a posted rate on this page. Rates change often and depend on your file, so your offer shows the rate you can get today.

Rates and terms vary and are subject to approval. Not all applicants or properties will qualify.

How it works

Apply online in four steps

You start online from home, and a Georgia attorney handles the closing. Your FLO Mortgage team is a phone call away at every step.

  1. Check your optionsAnswer a few questions about you and your home. A soft credit inquiry shows your options without affecting your credit score.
  2. Get your offer in minutesSee your line amount, rate and terms. Choose how much of the line you want.
  3. Verify and closeConfirm your income and identity. Georgia closings run under an attorney's supervision, and we'll walk you through how and where you sign. Credit and income approval required.
  4. Draw your fundsOn a primary home, federal law gives you 3 business days to cancel after signing. After that, your line is open and you can draw on it.

Timing varies and is not guaranteed. Closing timing depends on your file and Georgia closing requirements. Not all applicants or properties will qualify.

The basics

What is a HELOC?

A home equity line of credit (HELOC) is a revolving line of credit secured by your home. You borrow against your equity, the part of your home's value you own outright. Your first mortgage stays in place with the same rate and payment. You draw what you need, pay it down and draw again while the line is open, and you pay interest only on what you've drawn.

The draw period

For a set number of years you can borrow up to your limit, repay and borrow again. Your offer explains how your minimum payment is figured during this phase.

The repayment period

When the draw period ends, you stop borrowing and pay off the balance over a set number of years. Payments often rise at this point because they include principal, so plan for that change before you draw.

Equity in plain numbers: if your home is worth $400,000 and you owe $250,000, you have $150,000 in equity. A lender lets you borrow against part of that amount, never all of it.

Ideas

What a HELOC can pay for

You decide how to use the money. Georgia homeowners use a HELOC most often for these.

Room of a house under renovation with open wall framing

Home improvements

A new roof, HVAC, a kitchen or a finished basement. Upgrades can add value and protect your home.

Calculator and magnifying glass on financial paperwork

Paying off higher-interest debt

Roll credit cards or personal loans into one line. Your home secures that debt now, so weigh the risk first.

Row of family homes in a suburban neighborhood

Second homes and rentals

Tap equity in a second home or investment property for repairs, upgrades or your next purchase.

Piggy bank next to a small model house

Big expenses and backup cash

Tuition, medical bills or a cushion for emergencies. You pay interest only on what you draw.

Eligibility

Who qualifies for a HELOC

Every plan sets its own limits. In general, the lender looks at four things.

Equity

You need equity left over after the line. Lenders cap your mortgage balance plus the HELOC at a share of your home's value.

Credit

Your credit score and history shape your rate and line amount. The soft inquiry shows your options first. A hard inquiry comes only if you move forward.

Income

You show income that covers your current debts plus the new line. You'll verify it during the application.

Occupancy

Primary homes, second homes and investment properties can qualify. Line amounts and terms differ by occupancy.

Property rules vary by plan. The application tells you right away if your home is eligible.

Compare

HELOC vs. cash-out refinance vs. home equity loan

All three turn equity into cash. They differ in what happens to your first mortgage and how you get the money.

HELOC

A line of credit on top of your first mortgage. Draw as you need it and pay interest on what you use. Rates are usually variable.

Home equity loan

A one-time lump sum on top of your first mortgage. You repay it on a fixed schedule from day one. Rates are usually fixed.

Cash-out refinance

A new, larger first mortgage replaces the one you have, and you take the difference in cash. You end up with one loan and one payment. Refinance options

Costs

HELOC costs and fees

Costs depend on the plan. Before you accept, your offer and disclosures list every fee and who pays it.

Fees a HELOC can include
  • An origination or setup fee
  • A home valuation or appraisal
  • Title search and county recording fees
  • Georgia intangible recording tax on the recorded security deed
  • Closing attorney fees
  • An annual or maintenance fee on some lines
  • An early closure fee on some lines if you close the line within a set time

The lender must also give you the federal booklet What You Should Know About Home Equity Lines of Credit from the Consumer Financial Protection Bureau.

Georgia

What Georgia homeowners should know

A few state rules affect a HELOC on a Georgia home. Tap a topic to open it.

Attorney closings

Georgia requires a licensed Georgia attorney to supervise real estate closings, and that includes a HELOC. Your closing attorney reviews the documents with you and oversees the signing. We'll tell you how and where to sign once your file is approved.

Security deeds and what happens if you can't pay

In Georgia, a HELOC is secured by a security deed on your home. Georgia security deeds usually include a power of sale, so a lender can foreclose without going to court after giving the notice state law requires. Borrow only what you can repay.

State tax at closing

Georgia charges an intangible recording tax when a lender records a security deed for a long-term note on Georgia real estate (Georgia Department of Revenue). It can apply to a HELOC. Your closing documents itemize it.

Your homestead exemption

Taking out a HELOC doesn't change your county homestead exemption on property taxes. You still own and live in the home, so the exemption stays in place.

Insurance and flood zones

The lender requires homeowners insurance on the home. If your home sits in a FEMA special flood hazard area, including parts of coastal Georgia, federal rules require flood insurance on a loan secured by it. Keep your current policy declarations page handy.

FAQs

Georgia HELOC questions, answered

What is a HELOC?

A home equity line of credit (HELOC) is a revolving line of credit secured by your home. You borrow against your equity, draw money as you need it and pay interest only on what you've drawn. Your first mortgage stays in place.

How does a HELOC work?

A HELOC has two phases. During the draw period you can borrow up to your limit, repay and borrow again. During the repayment period you stop borrowing and pay off the balance. Your offer shows how long each phase lasts and how your payment is figured.

Is a HELOC different from refinancing my mortgage?

Yes. A HELOC is a separate line of credit secured by your home's equity, and your existing mortgage stays as is. A cash-out refinance replaces your mortgage with a new, larger one. A HELOC is often faster to set up than a full refinance.

How long does a Georgia HELOC take?

You can see your offer in minutes online. After that, timing depends on your documents, approval and scheduling your closing with a Georgia attorney. You'll see the steps for your file as you go through the application.

Do I need an attorney for a Georgia HELOC?

Yes. Georgia requires a licensed Georgia attorney to supervise real estate closings, including a HELOC. The attorney's fee shows in your closing costs.

Does checking my options affect my credit?

No. Checking your options uses a soft credit inquiry, which doesn't affect your credit score. A hard inquiry happens only if you accept an offer and move forward.

How much can I borrow with a HELOC?

Your line amount depends on your home's value, what you owe on your mortgage, your credit and your income. Lenders cap your mortgage balance plus the HELOC at a share of your home's value. Your offer shows the line amount you qualify for.

Why wouldn't I need an appraisal?

Lines up to $400,000 typically use an automated home valuation instead of an in-person appraisal, which speeds up the process. Larger lines require a full appraisal, and not every property will qualify.

Can I get a HELOC on a second home or investment property?

Yes. Primary homes, second homes and investment properties can qualify. Line amounts and terms differ by how you use the home, and not every property will qualify.

What credit score do I need for a HELOC?

No single score applies to every plan. Your credit score and history affect whether you qualify, your rate and your line amount. Checking your options with a soft inquiry shows what you can get without affecting your score.

How is a HELOC payment figured?

Your payment depends on how much you've drawn, your rate and which phase the line is in. Your offer and monthly statements explain how your minimum payment is figured. Expect payments to change if your rate is variable or when the repayment period starts.

Do I need homeowners insurance for a HELOC?

Yes. The lender requires homeowners insurance on the home that secures the line. If the home sits in a FEMA special flood hazard area, federal rules also require flood insurance.

What happens if I can't make my HELOC payments in Georgia?

A Georgia HELOC is secured by a security deed on your home, and Georgia lenders can foreclose without going to court after giving the required notice. If you expect trouble paying, call your lender early to ask about options.

Can I sell my home if I have a HELOC?

Yes. The HELOC balance gets paid off from your sale proceeds at closing, and the line closes. Check your agreement for any early closure fee.

Is HELOC interest tax deductible?

It can be. IRS Publication 936 says home equity interest may be deductible when you use the money to buy, build or substantially improve the home that secures the line. Ask your tax advisor about your situation.

Can I cancel a HELOC after I sign?

On your primary home, federal law gives you 3 business days after signing to cancel. The lender can't release funds until that period ends. Second homes and investment properties don't have this waiting period.

⭐⭐⭐⭐⭐ ⭐⭐⭐⭐⭐ ⭐⭐⭐⭐➕ If I could give Anthony Jones and the entire FLO Mortgage team more than 5 stars, I absolutely would. My family and I had almost lost hope after working with multiple lenders and hearing “no” over and over again. We were discouraged and started believing that homeownership just wasn’t meant to happen for us. Then Anthony and his team took over our loan, and everything changed. What other lenders couldn’t accomplish in months, Anthony and the FLO Mortgage team accomplished in just 12 days. That still amazes me. Their knowledge, communication, dedication, and ability to solve problems turned what felt impossible into reality. From day one, Anthony was honest, responsive, incredibly patient, and always willing to answer my many questions. Brenda and the rest of the team were equally amazing, keeping everything moving and making sure I understood each step of the process. Buying a home can be overwhelming, but they always made me feel informed, supported, and confident. What impressed me most was that they never treated us like just another loan file. They treated us like a family with a dream worth fighting for. Every time an obstacle came up, they found a solution instead of giving up. Because of Anthony, Brenda, and the entire FLO Mortgage team, my family is now proud homeowners. Receiving the keys to our very first home is a moment we’ll cherish forever, and we know it would not have been possible without their hard work, teamwork, and determination. If you’re looking for a mortgage team that truly cares, communicates exceptionally well, and works relentlessly on your behalf, I wholeheartedly recommend Anthony Jones and FLO Mortgage. They didn’t just help us buy a house. They helped make a lifelong dream come true. Thank you, Anthony, Brenda, and the entire FLO Mortgage team. May God continue to bless each of you as you help more families achieve the dream of homeownership. We will never forget what you did for our family. 🏡🔑❤️
