Sort Your Wants Into Three Lists
Sit down with everyone who will live in the home and sort features into three groups:
Must-haves: Things you cannot change easily or cannot live without, such as the number of bedrooms, location, school zone or single-level living.
Nice-to-haves: Features you would love but could live without, like a pool, a home office or an updated kitchen.
Deal breakers: Anything that rules a home out, such as a long commute or a busy road.
A helpful test: if something can be added or updated later, like paint, flooring or light fixtures, it probably belongs on the nice-to-have list. If it is tied to the land or the structure, it is more likely a must-have.
Match the List to the Market
Once you have your lists, compare them with what is actually for sale in your price range. Ask your agent about recent sales and typical prices in your target neighborhoods. If your must-haves consistently land above your budget, you may need to adjust, perhaps by expanding your search area, considering a smaller home or looking at properties that need cosmetic work.

Use the List to Decide Faster
When you tour a home, score it against your lists right away. A home that hits every must-have and a few nice-to-haves is worth serious attention.
