Leaving Town? How to Protect Your Home While You Travel

Few things spoil a vacation like worrying about home. The good news is that a short checklist before you leave can lower the risk of break-ins, leaks and other surprises, so you can actually relax while you are away.

Lock Down Every Entry Point

It sounds obvious, but it is easy to miss something in the rush to leave. Walk the house and check:

  • Front, back and side doors, including the door to the garage
  • Every window, including upstairs and in less-used rooms
  • Sliding doors, which may benefit from a security bar in the track
  • Sheds, gates and any exterior access points

If you have an alarm system, arm it and confirm your contact information with the monitoring company. Smart locks, doorbell cameras and motion sensors can let you keep an eye on things from your phone.

Make the House Look Lived-In

An empty-looking home can attract unwanted attention. A few easy steps help:

  1. Pause deliveries. Put a hold on mail and newspapers, and reschedule packages so they do not pile up at the door.
  2. Use timers or smart bulbs. Set lights to turn on and off in the evening on a natural schedule.
  3. Keep up the yard. Mow before you go or arrange for lawn care on longer trips.
  4. Be careful online. Consider waiting until you are home to post vacation photos.

Manage Power and Water

Unplug small appliances and electronics to reduce fire risk and save a little energy. Rather than turning your AC off completely, set the thermostat to a reasonable temperature; this helps keep heat and humidity from building up, which can lead to mold or damage.

For longer trips, consider shutting off the main water valve. A burst hose or slow leak can do a lot of damage when no one is home to notice. If you have a water heater with a vacation setting, use it.

Enlist a Trusted Helper

Ask a neighbor, friend or family member to stop by every few days. They can bring in stray packages, check for leaks or storm damage and make sure nothing looks out of place. Leave them a way to reach you and the number of a plumber or other service provider you trust.

If you have a pet sitter or house sitter coming, leave clear written instructions, including where the water shutoff and breaker panel are located.

A Few Final Checks

  • Empty the trash and clear perishables from the refrigerator.
  • Store valuables and important papers somewhere secure.
  • Bring in or secure outdoor furniture if storms are possible.
  • Review your homeowners insurance so you know what is covered.
