How to Pick a Mortgage Lender You Can Trust

Picking a home is the fun part. Picking who will finance it gets less attention, yet it affects your costs, your timeline and how much stress you feel along the way. A little research up front can make a real difference.

Lenders and Brokers: What Is the Difference?

A mortgage lender offers and manages the loan process itself, from application through underwriting and closing. You work with the lender’s own loan officers and processors, and decisions are made in-house.

A mortgage broker is a middle party who takes your application and shops it to outside lenders. The broker does not make the final decision; the chosen lender does.

Both models can work. Many buyers like working directly with a lender because there is one team responsible for the loan from start to finish, which can make communication simpler. Whichever route you take, the same questions about cost, service and trust apply.

What to Compare

Loan programs

Make sure the company offers the type of financing you need. If you are a veteran, ask about VA loans. If you are buying with a smaller down payment, ask about FHA and low down payment conventional options. If you are buying in a rural area, ask whether USDA financing may fit. Rates and total costs

The rate is only part of the story. Request a Loan Estimate, the standard form lenders provide after you apply, and compare:

  • Interest rate and APR
  • Origination, underwriting and processing fees
  • Discount points, if any
  • Estimated cash needed at closing

Because the form is standardized, it makes side-by-side comparisons much easier. Try to get estimates on the same day, since pricing can change.

Reputation

Read online reviews, ask your real estate agent who closes on time and ask friends about their experiences. You can also check business ratings and look up a company’s licensing through the NMLS Consumer Access website.

Questions Worth Asking

  1. Who will be my main point of contact, and how quickly do you usually respond?
  2. How long does a typical purchase take to close with you?
  3. Will you explain why you recommend one loan program over another?
  4. How do rate locks work, and what happens if my closing is delayed?
  5. Are there any fees that are not shown on the estimate?

Pay attention to how the answers feel, not only what they say. A loan officer who explains things clearly and patiently in the first conversation is likely to do the same when questions come up later.

Service Matters More Than You Think

Buying a home moves fast. Offers have deadlines, appraisals come back with surprises and documents need to be signed on time. Working with a team that answers the phone, gives you straight answers and keeps your agent informed can be the difference between a calm closing and a frantic one.

Local knowledge helps too. A lender familiar with your area understands things like local insurance requirements, property types and the agents and title companies you will be working with.

Finally, pay attention to how a company handles your pre-approval. A thorough pre-approval, where income and assets are actually reviewed, carries more weight with sellers and reduces the chance of surprises once you are under contract.
