Your household. Count who lives with you today and who might in the coming years. Are you planning to grow your family? Might a parent move in? Do adult children visit for long stretches? On the flip side, if kids are heading out soon, you may need less space than you think.

Your daily routine. Think about how you actually use a home:

  • Do you work from home and need a quiet office with a door?
  • Do you cook often and want a roomy kitchen, or eat out most nights?

Also consider how long you expect to stay. If you think you might move in a few years for work or family reasons, buying a home that fits now, rather than one sized for a distant future, can make sense.

Even if you plan to stay a long time, life can change. A home’s future value depends heavily on its condition and the desirability of its neighborhood. A well-kept, modest home in a sought-after area can hold its value well, sometimes better than a larger home in a less popular location. Unusual layouts or too many specialized rooms can narrow your future buyer pool.

Paying every month for space you rarely use is one of the most common regrets among homeowners.
