A Warm-Weather Home Maintenance Checklist

Hot weather puts extra stress on your home and on you. Taking care of a few key tasks before the peak heat arrives can help you stay comfortable, avoid emergency repair bills and spend more time enjoying your downtime.

Keep the Cool Air Flowing

Your air conditioner works hardest during the hottest months, and a breakdown in the middle of a heat wave is no fun. Before temperatures climb:

  • Schedule a service visit. A technician can clean coils, check refrigerant and spot worn parts before they fail.
  • Change your filter. A clean filter improves airflow and efficiency. Check it monthly during heavy use.
  • Clear the outdoor unit. Trim plants and remove debris so it can breathe.
  • Check the condensate line to make sure it drains freely and is not clogged.

Seal Up Windows and Doors

Gaps around windows and doors let cool air escape and hot air in. Inspect caulk and weatherstripping, and replace anything cracked or peeling. This simple project can help lower cooling costs and extend the life of your windows.

If your windows are old, drafty or foggy between panes, replacement may be worth considering. Energy-efficient windows can reduce heating and cooling costs over time and make rooms more comfortable.

Work Smarter in the Yard

Outdoor chores are part of the season, but heat can be dangerous. A few habits help:

  • Mow, trim and weed early in the morning when temperatures are lower.
  • Water lawns and gardens in the early morning or evening, so less water evaporates before plants can absorb it.
  • Wear sunscreen, a hat and light clothing, and drink plenty of water.
  • Use insect repellent if you work outside around dusk, when many bugs are most active.

Tackle Big Exterior Projects Early

Painting the exterior, replacing siding, pressure washing or repairing the roof are best done before the most intense heat and, in many areas, before storm season. Contractors also tend to book up as the season goes on, so schedule early. While you are outside, check gutters, downspouts and drainage so heavy rains flow away from your foundation.

Give the Front a Seasonal Lift

A few small touches can make your home feel fresh:

  • Swap in a seasonal wreath or new door mat
  • Plant heat-tolerant flowers in pots or beds
  • Add fresh mulch to help soil hold moisture
  • Clean outdoor light fixtures and replace bulbs

Plan for the Bigger Items

If your inspection turns up a failing air conditioner, a worn roof or windows that need replacing, these projects can be costly. Depending on your equity and situation, a HELOC or refinance may help you handle major improvements.
